  • Social Media and Facebook Advertising 

The goal is to get your listing in front of as many buyers as possible.  We want to create a marketing buzz around the beauty, the details and advantages your home has over the competition.  I utilize Facebook marketing ads to target home buyers in your specific area, driving them to your listing and ultimately setting appointments to view your home.  I show proven results and allocate a certain amount of marketing dollars that we will discuss in my pre-listing presentation before listing your home.  It is incredibly effective in all areas of town and in all price ranges and is my favorite marketing tool!!

  • Professional Photography on ALL Listings

Your first showing is always online.  Buyers look at the pictures and decide if the home is worthy of setting an appointment and walking through.  I use a professional photographer on every listing to capture the room sizes, the home's intricate details and to show the elegance of the home as only a professional photographer can do.  The high definition photos are then touched up before being sent to you for final approval.  I also use drone photography on properties that are larger than 1 acre is size.  This provides an aerial view for the potential buyer and showcases exterior features such as detached garages, pools, wooded areas and lakes. 

  • Property Signage 


I admit a yard sign is pretty basic, but studies still show that it is 3rd largest source used by buyers when finding a home (right behind their real estate agent and the internet).  My Berkshire Hathaway HomeServices yard sign, sign riders, directional arrows and even in-the-home feature cards will promote your home 24/7, directing buyers me or the web for more information.

  •  Marketing to Real Estate Professionals & Coming Soon Feature

Your home needs to capture the interest of selling agents and I'm incredibly motivated to reach them.  Of course your home is displayed prominently on Zillow, Trulia, Realtor.com, Homes.com and over 90 more third party real estate sites.  But the Grimm Real Estate Group will go above and beyond attracting not only buyers to your listings, but their agents as well.  I promote your new listing on the "Facebook coming soon" site where over 1,000 local real estate professionals are members.  Further more, at Berkshire Hathaway Select Properties, we have a platform to promote our coming soon listings to our 550+ agents for immediate exposure.  

  • Open House - Public and Private

Sundays are popular days to view homes, and with your permission, l love to hold your home open for the public to walk through.  The traditional Sunday open house is advantageous, however, I'm always trying to be innovative.  I hold "curious neighbor" open houses 30 minutes before the public open house begins, where I personally invite neighbors to view the home and ask them to send anyone they believe would be interested in buying.  I also have had luck in attracting buyers with a "rush hour" open house, where I hold open to the public on a Thursday evening from 4:30-6:30pm.  The ultimate goal is to get maximum exposure on your home, creating a buzz and hopefully attracting multiple offers. I always provide shoes covers, snacks and bottles of water to potential buyers. 

  • Magazine Ads
 and Print Advertising

Published by the St. Louis Post Dispatch, "Your Next Home" is a glossy, full color magazine that is available in grocery stores, restaurants, and real estate offices across the greater St. Louis area.  My company, Berkshire Hathaway HomeServices Select Properties is the only company to have an exclusive section, devoted to highlighting homes listed with our company.  Your home is featured here each week until it sells!  This publication tends to be more effective than typical newspaper advertising because it has a longer ‘shelf life’ and serves as a lasting resource for serious home buyers.

  • Direct Mail Campaigns


I send out full color, glossy postcards to 200 of your neighbors and/or surrounding neighborhoods announcing that your home has been ‘just listed.’  Quite often purchasers are found in the immediate area because neighbors know the benefits of living nearby and are quick to tell others who they’d like to live closer to them.  I include your address on the list as well. 

  • Home Feature Brochures & Flyers



Full color brochures will be available at your home as a take-away piece for showings, drive-bys and open houses. 

 I always want the potential buyer to leave your home with marketing material, reminding them of what your home has to offer!  Furthermore, I create a binder detailing your home's features and upgrades, neighborhood attractions, schooling data, community amenities and utility information. 

  • Marketing Results Reporting

It's not enough just to market your home.  I want to provide you with results. With Berkshire Hathaway HomeServices Select Properties you’ll receive consistent updates about your home’s showings, open houses, online activity and comparable market activity in your area.  I pride myself on having constant communication with my clients to ensure a smooth process.

Showings Reports. Whenever your home is shown an online feedback report will be sent to the showing agent to record their buyer’s reaction to your home, the list price and condition. Each of these feedback reports can be emailed to you from your agent.

Open House Reports. Your agent can provide you with an open house report detailing the number of visitors that attended your event, how they found your home’s open house information, and the number of visitors that expressed interest.

Print Marketing Reports. Your agent can provide you with a monthly report detailing any print marketing done on your home including ads, postcards and brochures.

Online Activity Reports. Weekly reports of online activity will be emailed to you detailing how many times your property has been listed in search results, how many visitors have looked at your home online and how many visitors have saved. Competition Reports. It’s important to know the activity of comparable properties.
